How does our service work?

In our first meeting A&G Properties will quote you an average competitive rental amount for your home based on Rental Comparison of your neighborhood & discuss services to be rendered.

Once we have your business, our staff will conduct extensive marketing of your property on several national web sites plus our own web site with property descriptions and digital photomontage.

Once we have an application generated from our marketing efforts we will conduct a detailed background check on the applicants. This process will assist us in avoiding the applicants that know how to hide their previous bad credit and landlord history.

If maintenance is needed, we maintain relationships with several contractors. You, the client, pay nothing upfront until a tenant is found for your home. We provide a detailed accounting of all income and expenses semi-annually.

Deposit amount that is charged to Tenant is used to pay for services rendered by A&G Property and opposing Realtor bringing client. Escrow Deposit will only be assessed if tenant opts to have A&G Properties manage property monthly and only after tenant is found. Escrow funds will be use in the case emergency repairs, or if maintenance is needed.  Escrow deposit is fully refunded when contract ends.

Your net rental income will be deposited by check into your bank account.

How long will it take to rent my property?

Market conditions vary and will be based on your asking rental price, and possibly the age of your home. The average ranges from 1 – 2 months. We can't make any guarantees as to when we will get a qualified applicant but we will update you regularly with each qualified lead.

Who collects rent & what happens if tenant doesn’t pay?

Tenant pays rent to A&G Properties. We deduct our management fees and we will deposit the difference to your account. A&G lease gives the tenant 5 days grace period to pay rent (5th of every month). If rent is not received by that date, we charge tenant a daily late fee until rent & late fees are paid in full. If rent is not paid by the 15th of the month we will notify tenant that they have defaulted on the lease & begin the Eviction process thru the courts.
